Architectural Design

The word ‘Beauty’ comes to mind when we mention our Architectural Design Team.

Building your future

"After several consultations with Architects in our local region, we contacted VDB for a design and build meeting.

We found the design team to be professional, engaging, creative, passionate and friendly.

We had no hesitation in appointing their services for our dream home project.

VDB make the process easy to understand with guidance and provide support with excellent customer service.

We are delighted with the lovely Georgian house design and are excited to be involved in the completion of a design and build project with VDB."

We create clean, crisp, well detailed drawings that even the simplest of craftsmen can work from. Whether it is your Pre-Application Advice, Planning Application, or
Building Regulation Drawings and Construction Drawings we know that we can help.

We work with a wide range of clients from all walks of life, be they multi-million pound commercial property developers and private corporate clients, couples looking to build the home of their dreams, right the way through to young entrepreneurs looking to take their first step in their property and construction venture.

We will present ideas that we are confident will surprise even the most architecturally inclined and creative minds! Value engineering is the cornerstone of our design process, and fitting that all into the often cumbersome and un-enticing Local and National Planning Frameworks is our forte.

When it comes to our Design Meetings, we know you won’t be disappointed…

The Architectural Design Process

Step 1: Free Initial Consultation and Design Meeting

Meet with our team to discuss your project proposals and bounce your ideas off our professionals.

Step 2: Feasibility Study

An analysis of the benefits and viability of your desired project, including an assessment of any risks and potential pitfalls your project may encounter.

Step 3: Concept Design

An inclusive process between yourself and our architects to form a fully fleshed out detailed concept design. This includes how your project will look, feel and function.

Step 4: Planning Application Submission

Submission of your final concept design to the local authorities for acceptance. This process includes liaising with and responding to any questions or objections put forth by the local authorities.

Step 5: Building Regulation Drawings

Detailed Architectural CAD Drawings which are more in-depth than your Concept Design Drawings. Your Building Regulation Drawings outline exactly what the building will consist of, which materials will be used, and how the building will be built.

Step 6: Contracts for Construction

Bespoke Contracts, Design and Build Contracts, and JCT Contracts to suit your needs as the client, allowing you to fully move forward with the project in full confidence that we will deliver.

Frequently Asked Questions

  • What are the benefits of a Design and Build Contract?
A design and build contract incorporates everything you need from a legal standpoint in one document. Thus ensuring you are covered from start to finish and that the necessary protections for you and your project are in place.
  • What if I already have my own Architectural Drawings?
If you already have your own architectural drawings to hand, then that is no problem at all. We can work alongside your existing architectural drawings, discuss your project requirements, and help you make that next big step in your project journey.
  • Why is Design and Build faster?
Since all required pillars of the construction process are in one place the Design and Build method is unequivocally faster, and more streamlined. The Design and Build method allows all aspects of your project to be scheduled, created and completed much more quickly than the traditional methods our competitors use.
  • What if I already have a design I like?
If you already have a design for the project of your dreams, we welcome you to discuss them with our team. We’ll help you take the next step on your project journey.
  • What is the advantage of full Design and Build?
With a full Design and Build contractor like the VDB Group, you get a single workflow for all of your project needs. In essence the architect, engineers, construction managers, and main contractor are all under one roof, and are on the same page - removing the headache of dealing with multiple parties at once.
  • Do I need my own architect?
No, we provide every necessary project component and professional from the get-go so there is not a requirement for you to have your own architect.
  • Why is Design and Build more cost effective?
Design and Build is more cost effective for many reasons. Discussing your budget at the design phase rather than waiting for bids to come in from construction contractors helps to keep your project within your required budget. Also, communicating the cost implications of design decisions from the outset ensures that your expectations are managed and you’re in control when arriving at a final project cost.
  • What is an FAQ section?
An FAQ section can be used to quickly answer common questions about you or your business, such as “Where do you ship to?”, “What are your opening hours?” or “How can I book a service?” It’s a great way to help people navigate your site and can even boost your site’s SEO.
  • What’s the difference between renovation and restoration?
One could say it comes down to renewing or restoring. A ‘renovation’ would be replacing your old oak window frames with brand new aluminium frames, for example. Whereas a ‘restoration’ would be to bring your old 50’s kitchen worktops back to their former glory, or bring back an original feature of an old building that may have been lost to time. Here at VDB we specialise in both.
  • How do I restore a listed building?
Dealing with a listed building is a beautiful endeavour, but one must tread carefully. One needs an architect, potentially an engineer, most definitely a competent construction manager, and a whole lot of know-how to stay on the right side of the law. If you are looking to renovate your Grade Listed project don’t hesitate to get in touch so we can guide you through the process.
  • Is renovating my home or commercial property worth it?
The short answer is it depends. You would need to ask yourself a few questions; What do you intend the renovation for? Are you planning on selling the finished property? Will you be living in the property? If you’re unsure, feel free to contact us and we’ll help you to clear the fog and decide whether your renovation is worth your while.
